80% of Oxnard Homes for Sale Already Cut Their Price
The Harbor Cove Grille just reopened after its remodel, and the tables were full by 6 p.m. on a Tuesday. People show up when something is worth showing up for. The Oxnard waterfront market is asking the same question right now: is the price worth showing up for? I pulled every listing through October 29, 2026, and what I found was hard to ignore.
12 of the 15 homes for sale right now in Oxnard started at a higher price than they are asking today. That is 80% of everything on the market. The total amount cut across those homes is $2,174,000. The typical cut is $176,000. The biggest single cut is $599,000, on Monaco Drive.
Homes that waited on price got less money and took longer to sell
The homes that sold in the first half of the file, August 2025 through March 2026, took a typical 58 days to find a buyer. The homes that sold in the second half, March 2026 through October 2026, took 76 days. That is 18 more days on the market. Longer time on the market usually means more price cuts, and the second half shows it: those homes got 91.1% of what they first asked, against 94.6% in the first half.
The gap between what a home first asked and what it sold for has been widening. Across all 33 homes that sold, the typical home got 91.7% of its first asking price. On a $2,000,000 home, that is $166,000 left on the table before negotiations even start. The homes that sold without ever cutting their price did not have to give that back.
The homes that gave up entirely tell a sharper story. 12 homes came off the market with no sale and never came back. Their typical first asking price was $1,787,000. The homes that actually sold first asked $2,174,900 on average. The homes that gave up started $387,900 lower and still could not find a buyer. Price alone did not save them.
- Pull your price from what sold in the last 90 days, not from what is sitting on the market now.
- Most of what is sitting has already cut once and is still waiting.
What sellers and buyers should each do differently right now
If you are selling, the most expensive move you can make is starting too high and cutting later. The typical home in this market got 91.7% of its first asking price. The ones that needed a cut got even less ground back. A home priced right from day one does not give that away. With 5.6 months of supply sitting out there, buyers have options, and they are using them.
If you are buying, the rate picture is worth knowing. Freddie Mac's weekly survey put the 30-year fixed rate at 7.24% as of October 29, 2026, down from 7.32% the week before. A year ago it was 6.17%, so financing is still more expensive than it was. That said, 64% of the buyers in this market paid cash, and cash buyers here took a typical 35.5 days to close. Buyers using a loan took 71 days. If you are financing, plan for that timeline and use it: sellers sitting on a cut home are often willing to work with a patient buyer.
